Look beyond the view
Step outside and notice direct sun, shade, wind, traffic noise and how visible you are from neighbouring windows. If morning coffee matters to you, try to view in the morning; if evenings matter, return later.
Measure the usable depth. A long, narrow balcony may look generous in the floor area but leave little room for a table and chairs.
Match the space to your routine
Think about how many people would use it and where they could sit without blocking the door. Check whether the view from a seated position is the same as the view in the listing photo.
The useful question is not simply whether a balcony exists. It is whether it adds a comfortable part of the home for your everyday life.
